The UAE Property Investor Visa is available to foreign investors who purchase residential properties for AED 750,000 or AED 2 million and above, with a maximum of 50% of the property value being mortgaged. If each member’s share of a jointly owned property is worth at least AED 1 million, they can apply.
Only residential properties are eligible for investment; commercial properties are not. In addition, off-plan properties are not eligible for application; the visa is only valid for freehold residential properties.

- Property in Dubai must be at least 2 million AED worth; Multiple properties will be accepted under the applicant’s name.
- Title deeds owners can apply for a Golden residence visa application if the market value exceeds 2 million (an official evaluation certificate is mandatory).
- Title deed jointly between partners is acceptable (applicant share should be a minimum of 2 million).
- If the property is mortgaged or on an instalment plan, the bank or developer must be paid at least 1 million AED of the property’s worth.
- Husband and Wife can participate in one property. In case the property joint between Husband & Wife, property share must be equal between both parties. In case the shares are not equal, highest share holder will only allow to apply as primary visa holder then sponsor other party (Spouse).
- The applicant’s name in the title deed must be matching with the name in the passport.
- Must have a title deed for a property in Dubai; the property value stated in the title deed must be at least 1 million AED (other emirates & DIFCA are not accepted)
- Applicant age must be minimum 55 years old
